Short sales from a Realtor!?


 

With all the talk about short sales out there, you can tell they are the  big buzz around the investor community. You hear that owners are ready to sign over their home and some will. But there are those who will not. They are already working with a real estate broker. They know that the only way to get out from under their loan is to take a short pay with the mortgage company.

What is a short sale?

A short sale is basically when an owner is either wanting to sale their home or are forced into selling their home. Perhaps they are being transferred. or moving out of town, or something along that line. Or they are behind on their payments. In an area where values have stabilized or even gone down they may be in a situation that they owe more on the home than they can sell it for. In this case the bank can agree to take less than what is owed to satisfy the mortgage. Sometimes they will agree to far less than the loan amount and sometimes they will agree to only a small amount less. It depends on the bank and the banks rules and regulations and or their criteria.

How do you find short sales?

There are several ways to find short sales. You can advertise, looking for home owners that trying to get rid of their homes. You can get referrals or one of many other marketing strategies. This can cost you both time and money. Or you can use a real estate broker.

Advantages of using a broker.

Save yourself time! You can either hope and wait for the right situation come along or you can be pro-active. Currently in the Denver Metro MLS there are hundreds if not thousands of home that are listed as a short sale, in all price ranges! This means the short sale homes have already been identified! Saving you both time and money! Once identified, these homes can be emailed to you and you can be searching for your next investment property in a matter of minutes from the comforts of your own home or office. Think of the time saved! You can sort through them and find the properties you have interest. We can then schedule an appointment to view the home. Once you decide on what home or home to purchase we can submit a contract. It's that simple!
